Charles was thorough and efficient. I have heard of inspectors wasting time and being over critical of cosmetic issues and that was not the case with him. He identified only what we needed to know. He measured, took photos and walked every inch of the house. While he was out there he conducted several inspections one being an impromptu inspection because he was unaware the property had a well and septic tank. We received his 42 page inspection report that was highly detailed and easy to navigate. I will recommend Charles to anyone and he gave us a military discount!

He noted a system required repair/maintenance but failed to note (either in photos or text) that a noticeable part was missing. When I tried to follow up on this, I received no response, and that was a little disheartening. I still think Chuck is a great home inspector and would certainly use him again, but the third experience was just a little less stellar than the quality I've previously seen from Chuck.

Charles Bittner needs to stick to facts and not assume . He felt the Sellers had painted both indoors and out. The way stated outside maybe to cover cracks in Stucco.. Sellers have lived there almost 3 years( I sold to them) They have not painted in or out. Please only remarks on what you KNOW not what you think. I had the report from 3 years ago and same stucco cracks were there.

Our inspection was visual only and making sure our client understands this is important for all parties involved. If I had the original inspection I may have been able to shed more light on this issue, as I could have compared any changes from three years ago. Before entering the home he was exasperated by the fact that we had not requested permission to enter the home from the listing agent (not a big deal, just had to call her). I'm not sure if it was the fact that we were a younger couple but, his condescending attitude was unpleasant at best. The inspection went well and inspector was very pleasant Only problem is we have YET to receive the report and it's now Saturday OCT 31st.I called twice on Friday and we were told to receive the report that same day.. We are still waiting and face the potential of loosing out on an opportunity as we are now beyond the 10 day window to provide the report back to the seller.And inspection is obsolete without a report!
